4.5 star ratingGreat value for money (£42 for a double room). 20 min walk into town. The staff (a young couple) were very friendly and accommodating. We only wanted a one-night stopover as we were flying to Prague the next morning, and it fit the bill perfectly. Obviously, this is not a five-star hotel with lots of bells and whistles, but it is a perfectly adequate (and more) place to spend a couple of nights. Thanks again to the staff/owners for being so welcoming and warm.Francis10 April 2009

3.0 star ratingls good value for money in Edinburgh - budget accommodation at a reasonable price. Room was clean, flat screen TV with Freeview channels.decor very average - will possibly be better in the future rather mazy method of getting to rooms - probably a result of joining multiple houses into one hotelBig Ian12 October 2009
1.0 star ratingTotally disgraceful...the place was like a riot - NO sleep, teenage idiots running riot until 7am,, I hate this place, and the manager was not helpful and did not refund me,, G Allen10 November 2009

3.5 star ratingSituated within easy reach of the city centre, the hotel is quite large, and well presented. The staff are polite and very friendly. A good place to stay overall.Unfortunately most of the City centre taxi drivers do not know this hotel as the Edinburgh House Hotel, so a couple of them were late arriving, and were a little bemused on the back. The room we were in was a sub-divided room, so the walls were a little thin - needless to say we were woken a few times by laughter from the next room. If you get a room at the front of the hotel, then the lack of double glazed windows can lead to a lack of sleep for some people, as the road can be quite busy outside.Belmik18 October 2010

3.0 star ratingBedding clean, bathroom spotless and nice tea trayAir of grubbiness in public areas and the dirty front door did nothing to inspire confidence. Room so cramped you really could not swing a cat!briefvisitor04 August 2013
4.0 star ratingFriendly receptionists and housekeeping staff. A sufficient amount of shower gel in the bathrooms; unlike some hotels that insist on providing miniature bars of soap that dissolve during the first shower. The lighting is not sufficient. Fluorescent lights are needed in the rooms. The carpet in the whole building needs to be removed; it is dated. Wooden floors would be more welcoming and hygienic. The insulation in the room was horrible because of the old wooden windows. I suggest that a glass screen needs to be added to keep the draughts out. The bathroom needs to be heated since it is a bit of a shock to the system to leave a relatively warm room to go to a chilly bathroom to use the toilet.John16 November 2013

4.0 star ratingNice, clean and warm room, as for the bathroom, wich was in the room. Quiet, eventhough thin walls. Smart customers. Nice area, close bus stop, nice pub round the corner, with Sunday Quizz great atmosphere. Center at walking distance (for walkers like us). WIFI was not included, we knew, but nowadays it should be free, especially for tourists, because most of the time it is only to check maps, bus/train/flight times (a few minutes). Smell of cigarette' smoke, in corridors. Small things to repair (but not important for well being), like knob of the radiator, window blinder. maria05 January 2015
